Vantage Facility Consulting delivers hands-on facility expertise to audit your equipment & operations, simplify your vendor contracts, and build the systems your team needs to stay ahead of problems. Through real, on-site work from people who’ve managed 9-figure-plus facilities. We help you catch problems while they’re still managable. We turn countless scattered vendor contracts into one you can count on.
-
With Vantage Managed Services, we become your single point of contact for every facility vendor—HVAC, plumbing, electrical, fire safety, security, and more. Instead of juggling separate contracts, invoices, and service calls, you get one agreement with Vantage and one consolidated bill each month. We handle vendor negotiation, scheduling, and accountability on your behalf, and because we manage vendor relationships at scale, you get pricing below standard retail rates—without the coordination headache.
-
A Vantage Facility Assessment puts real eyes on your operation, your equipment, your maintenance team, your preventive maintenance procedures, your CMMS, your service contracts, and your equipment logs. You'll walk away knowing exactly what shape your building is in, where your team is strong, where they're stretched thin, and what it will take to stop firefighting and start running a proactive operation that saves you money.
-
Reactive maintenance is the most expensive way to run a building—rush service calls, unplanned downtime, and equipment that dies years before it should. Vantage designs a preventive maintenance program built specifically around your equipment, your team's capacity, and your CMMS—with clear schedules, tasks, and priorities. The goal is simple: fewer surprises, longer equipment life, and a maintenance budget you can actually plan around instead of one that gets blown up every time something fails.
-
Every building depends on a few people who know how things really work. When one of them retires, quits, or calls in sick, that knowledge often leaves with them. Vantage writes you clear, step-by-step procedures for your maintenance team—covering how to operate equipment, complete preventive maintenance tasks, follow safety steps, and use your CMMS—so the right way to do the job is written down, not just remembered. New employees learn the job faster, experienced staff stay consistent, and your operation runs the same way no matter who is working that day.
-
Fires, floods, power outages, equipment failures, severe weather—every facility eventually faces one. Vantage evaluates your current emergency plans and safety compliance, then helps you build clear, practical response protocols your team can actually execute under pressure. The result is less liability exposure, safer staff and tenants, and the confidence that when something does go wrong, your team knows exactly what to do.

About Our Founder
Leonardo Lopez is the founder of Vantage Facility Consulting. Over the course of a career in facilities management, Leonardo managed facilities for two of Utah’s largest professional sports organizations, with responsibility for properties valued in the nine figures. Prior to that, Leonardo held a facilities executive position at the largest private Christian school in Utah, overseeing the institution’s maintenance and operations.
Through this experience, Leonardo observed a set of problems that recur throughout the facilities management industry: maintenance staff operating without clear accountability, service contracts priced well above market rate, an absence of standard operating procedures and emergency response plans, minimal to no use of computerized maintenance management systems, and equipment left unattended until it failed.
These observations are what led Leonardo to found Vantage Facility Consulting, with the goal of bringing structure, accountability, and cost discipline to an industry that has long operated without them.
If this sounds like you and if your organization is losing money to inefficient maintenance operations, overpriced service contracts, or equipment that only gets attention after it breaks down, Vantage Facility Consulting will help. Schedule your free facility audit today and see where your facility stands.

FAQs
What happens during the audit?
We go system by system: HVAC, electrical, plumbing, fire systems—whatever is running your building, and check the actual condition of each one.
Then we look at how your team runs things day to day. That means your written procedures, how well your maintenance software is actually being used versus just sitting there, and how your maintenance staff is performing against what is expected of them. We pull your service and maintenance history, so we are looking at what has actually been done, not just what is supposed to happen on paper.
We audit every service contract tied to your systems and operations and see who is covering what and when each one renews, and evaluate whether you would benefit from a vendor contract consolidation.
We also check your emergency and safety procedures—are they written down, current, and something your team actually knows how to act on. And we look at your preventative maintenance program to see what is scheduled, what's getting done, and what is slipping through the cracks.
By the end, you are not looking at one system in isolation. You are looking at the whole operation—equipment, people, process, and paperwork—in one place.
What's the catch? Why would you do this for free?
No catch. Most facilities are overpaying or under-covered somewhere, and once you see the actual numbers, you will want our help fixing it—that is the bet we are making. The audit costs you nothing but a little time, and what happens after is completely up to you. If you walk away without hiring us, you still walk away knowing exactly where your money is going.
What does "vendor consolidation" actually mean for my facility?
Right now, you are probably juggling separate contracts, invoices, and phone numbers for HVAC, waste management, pest control, elevator service, janitorial services, landscaping, security, and more. We roll all of that into one contract and one monthly invoice through Vantage, and we manage the vendor relationships behind the scenes. You get one point of contact when something breaks, instead of a rolodex to work through. Less admin, less chasing, fewer surprises.
Is this right for my facility?
If you've got one vendor/contract, probably not yet. If you're juggling several vendors—HVAC, waste management, landscaping, janitorial, pest control, fire safety, and more—each with its own contract, invoice, and renewal date, that's exactly the situation the audit is built for.
